Can you hold a property before I apply?
Homes are leased based on completed applications and qualification, so we recommend applying as soon as possible if you’re interested. Our team keeps communication clear and timely so you always know your application status. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs can vary by property. Most homes require the first month’s rent and a security deposit prior to move-in. Any additional fees or requirements will always be clearly outlined in the listing and lease agreement. -
How old do you have to be to apply?
Applicants must be at least 18 years old to apply. Anyone under 18 will need a qualified cosigner who meets our screening requirements. -
Is the deposit refundable?
Security deposits are typically refundable as long as lease terms are met and there is no damage beyond normal wear and tear. Any applicable deductions, such as unpaid rent or repairs, will be itemized and communicated clearly in accordance with the lease. -
Who needs a cosigner?
A cosigner may be required if an applicant does not meet income, credit, or rental history requirements. Cosigners must meet qualification standards and agree to take financial responsibility if needed. -
You have a property I want to rent. How do I apply?
Applications are submitted online through our system. You will need to complete the application, pay the application fee, and provide supporting documents such as proof of income and a valid ID. We process applications promptly and keep you updated throughout the process. -
How do I pay rent?
Rent is typically paid through a secure online tenant portal, which also allows for automatic payments. Additional payment options may be available depending on the property. -
I want to get a pet. What do I do?
Please review your lease and contact our team before bringing a pet into the home. Some properties allow pets with approval, and additional deposits or monthly pet fees may apply. Restrictions may vary by property. -
I want to move out, but my roommate wants to stay. What do I do?
All tenants on the lease remain responsible for the full lease agreement. If one tenant wants to stay, they will need to qualify on their own or have an approved replacement added to the lease. Our team will guide you through the next steps. -
My lease expiration is coming and I want to move out. What do I do?
Please review your lease for the required notice period and submit your intent to vacate in writing within that timeframe. We will provide move-out instructions and next steps to help ensure a smooth transition. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate maintenance to help keep the property in good condition. Tenants are responsible for any damage caused by misuse or negligence. All maintenance requests should be submitted through the tenant portal so we can respond efficiently and keep everything documented.
